Borrowdale

Ten kilometres north-north-east up Borrowdale Road: the mall that defined Harare retail since 1990, the corridor where the banks are building, and the low-density suburb that hosts the practices, schools and lodges of the northern side.

What is here

Retail. Sam Levy's Village opened in 1990 and lists 150+ stores — boutiques, restaurants, a cinema, bowling, gyms — with the Borrowdale Brooke Centre and TM complex nearby. Bank branches sit inside the village. Borrowdale had 28,929 residents at the 2022 census; it is a low-density northern suburb.

Offices. Roughly 12,000 m² of new Grade A office space was delivered along the Borrowdale development corridor, mostly owner-occupied; banks are relocating head offices to Borrowdale, Highlands and Newlands. Suburban rents (~US$10/m²) and yields (~9%) beat the CBD.

Everything else. Private schools, GP and dental practices, lodges and guesthouses, and the homes of most of the city's decision-makers — which is why a consultation in Harare often starts here.
